PORTFOLIO AMBASSADOR
Braden Property Management (BPM) is seeking an energetic, sales-driven Portfolio Ambassador (PA) to accelerate leasing velocity, elevate prospect relations, and strengthen community engagement across our rental portfolio. The Portfolio Ambassador will move fast, communicate clearly, and “own the outcome” from first inquiry through signed lease. This role reports to the Business Development Director.
PRIMARY JOB DUTIES
Leasing Velocity & Lead Management
Lead management & application screening: Monitor AppFolio and Missive queues for rapid responses, review and process incoming applications within minutes, and communicate approvals or denials immediately.
Demand signals: Flag pricing, concessions, and marketing opportunities based on lead quality, showing feedback, and days-vacant trends.
Touring & lease execution: Coordinate and conduct high-conversion tours—including evenings and weekends—while guiding qualified prospects from showing to signed lease; draft and send leases, schedule inspections, prep keys, and confirm move-in readiness for a seamless handoff to the property management team.
Pipeline organization & prospect alignment: Maintain accurate notes and statuses in AppFolio, match prospects to available or upcoming homes, handle objections professionally, and ensure every lead has a clear next step.
Listing readiness: Partner with internal teams to ensure listings are complete, accurate, and compelling (copy, photos, availability, pricing, touring instructions).
Event Management: Represent BPM at university and community housing fairs to build renter pipelines.
Prospect Relations & Community Engagement
Concierge-level communication: Deliver fast, professional, and friendly updates across email, text, and phone while representing BPM’s brand voice with consistency and care.
Relationship building & brand reputation: Cultivate positive prospect and community relationships that generate reviews, referrals, and repeat interest. Support community events and outreach initiatives.
Cross-selling & service awareness: Recognize opportunities to promote BPM’s related services—management, brokerage, and maintenance—during prospect and community interactions.
Appointment Setting: Collaborate with Business Development Director and Principal Broker on client outreach, generating prospective new-client appointments, brokerage and contributing to a robust sales pipeline.
Off-Season Flex & Organizational Support
Operational versatility: Step in across departments during surge periods or special initiatives to maintain service levels and velocity on time sensitive projects.
Property and marketing support: Manage unassigned PM inbox items including emails and voicemails from residents, owners, and vendors. And assist with marketing and community engagement events, such as housing fairs, RAKE, brand promotions, and social media activity.
Business development collaboration: Partner with the Business Development Director at networking and outreach events to strengthen BPM’s sales pipeline and market presence.
Content Capture: Identify opportunities to capture or generate engaging content to drive brand awareness. This may include video content of yourself or other members of the team in action, creating copy for client or resident communications, or assisting with social media accounts.
Travel/Driving and Other Expectations
Must have a valid driver’s license and reliable personal transportation for property tours in and around Charlottesville, VA (mileage reimbursement provided). Evening and weekend availability is required to support touring demand, especially during peak periods. Must have a mobile phone for timely communication with prospects and team. Background check required.
REQUIRED EDUCATION AND EXPERIENCE
Education
Sales experience preferred (high-activity, quota-bearing or directly comparable environment).
Property management or real estate experience is preferred but not required.
Virginia real estate license preferred. Unlicensed candidates must obtain license no later than 90 days after start date.
Skills
High-tempo sales execution with excellent written and verbal communication.
Confidence qualifying leads, overcoming objections, and closing sales.
High level of comfort with utilizing various office software platforms including AppFolio, Missive, Zillow, and Notion (or ability to learn rapidly).
Meticulous pipeline management and documentation; disciplined follow-through.
Data-aware: comfortable working to KPIs and improving the numbers week over week.
