RESIDENTIAL PROPERTY MANAGER

Our company’s purpose is Opening Doors. We specialize in providing personal attention to people and portfolios, bringing together operational excellence with high-touch service. Through leveraging tools like AppFolio Plus, shared inboxes, and teamwide coordination, our Unified Property Manager (UPM) model allows each team member to serve the entire pool of property owners to foster responsiveness, efficiency, and exceptional customer care.
Our team was selected to support rapid growth and expanded service lines for our longtime and newer clients. We seek out real estate investors who are dedicated to developing a plan to build value in their real estate portfolio, then BPM executes that plan and reports on our performance monthly. This role is for someone who wants to build a tenured career in a company that prioritizes people, performance, and purpose.
PRIMARY JOB DUTIES
Leasing
● Engage prospective residents through showings, follow-ups, and leasing process management
● Present properties professionally and communicate value aligned with resident and investor expectations
● Close leases efficiently and compliantly, maintaining accurate records and digital workflows
● Contribute to a streamlined, customer-first leasing experience across the entire property pool
Unit Turns and Onboards
● Coordinate and oversee the entire turn process between tenancies and the onboarding of new properties to our growing portfolio
● Conduct move-in/move-out inspections and document all conditions thoroughly
● Schedule and supervise vendors for make-readies, cleaning, and contract work
● Manage security deposit dispositions, balancing fairness, compliance, and documentation
Customer Service
● Serve as a responsive, trusted point of contact for residents, owners, and vendors
● Maintain a regular cadence of communication and home visits, including smoke alarm certifications
● Troubleshoot issues quickly and escalate appropriately within the team
● Support and collaborate with team members to ensure consistent service across all homes
Tech Platform Engagement & Mastery
● Operate daily using platforms like AppFolio Plus, shared inboxes, and G Suite for documentation, communication, and task management
● Embrace digital workflows and optimize them for consistency and efficiency
● Contribute to team-driven innovation and process improvement using tech tools
● Understand and leverage property technology to support our investor-focused, Unified Property Manager Model

LOGISTICS
● Full-time, salaried, in-office role with flexible fieldwork
● Ability to be on-call on a rotating basis and handle occasional after-hours needs
● Must have a valid driver’s license, reliable vehicle, and cell phone
● Comfortable navigating diverse property terrains, stairs, crawlspaces, etc.
REQUIRED EDUCATION AND EXPERIENCE
● Virginia Real Estate Salesperson license preferred (can be earned on the job)
● College degree preferred but not required
SKILLS & COMPETENCIES
● Strong interpersonal, written, and verbal communication skills
● Self-motivated and effective at working independently and in teams
● Working knowledge of Virginia Real Property Law and Fair Housing regulations
● Real estate experience preferred, especially residential property management
● Proficiency with digital tools, especially G Suite and property management software (AppFolio is a plus)
